Upon receiving an enquiry from a tenant, a real estate agent will set an appointment to understand his/her requirements and select suitable properties for viewing. We go one step further by assisting tenants in understanding the rental cycle in addition to providing additional services, such as: obtaining dewa, internet and phone connections at no additional cost. Our lease agents are very transparent by informing clients of payment related information, such as: rent amount, number of cheques, security deposit, agency and ejari fees. In view of Dubai’s busy working environment, our designated agents are available to arrange viewings on weekends and after working hours.
If the client decides to rent one of our properties, our leasing coordinator will assist in providing a checklist that highlights all documents required, such as: passport copy, residence visa page, emirates ID, address and contact details (copy of Trade License for commercial tenants). After obtaining the tenants approval and acceptance, our agent coordinates between the landlord and the tenant in leasing the property in a professional and efficient and seamless manner.
On the handover date of the property, the agent will fill in a Move-in Form on site and get it signed by the tenant. The form identifies the following:
- The property is in a move-in condition, ensuring it is well painted and all necessary maintenance work has been carried out.
- Number of keys, access cards and parking remotes given to the tenant at the time of handover.
- Details of any appliances, furniture and equipment available in the unit.
Most of the properties in our portfolio are exclusively available and managed by us from landlords who own full buildings. We ensure that the buildings are well maintained, hence maintenance issues raised by tenants are addressed promptly and efficiently.
